Who we are
Busby Management Group LLC is a Texas-based interior and exterior non-structural demolition and rehab prep contractor headquartered in Kyle. We exist to solve one specific problem: GCs are juggling too many phases at once, and the demo phase usually gets the worst of it — slow crews, missed dates, debris that lingers, surprise add-ons that throw the rehab schedule off.
BMG owns demo end-to-end. Big bench of crews, written standards, predictable turnaround. You hand us the scope, we hit the date, we hand you back a clean prepped space — fast, reliable, on schedule. Demo is messy work. We don't pretend it isn't. What we promise is that the mess doesn't slow your project down.
What we do
Strict scope: interior and exterior non-structural demolition and rehab prep. Inside the house and around it (sheds, fences, decks, carports) — but never structural, load-bearing, or permit-required.
- Flooring removal — carpet & pad, LVP/LVT, glue-down vinyl, tile (light or mortar bed), hardwood
- Drywall removal — non-load-bearing walls, ceilings, popcorn / texture
- Cabinet & fixture removal — kitchens, vanities, tubs, tile surrounds, toilets, appliances
- Trim & door removal — baseboard, casing, doors with jambs
- Cleanouts — debris haul-off, broom-clean turnover, ready for the next trade
- Room packages — bundled bath gut, kitchen gut, flooring-only, full unit reset
- Pre-1978 lead-safe protocols — RRP-compliant containment, EPA Lead-Safe Certified Firm
What we don't do
We stay in our lane on purpose. We do not perform plumbing, electrical, HVAC, asbestos abatement, lead abatement, structural work, or any permit-required scope. We do the demo, we leave the space prepped, and we get out of the way so your other trades can move in. We don't sequence them, we don't manage them — that's your job, and we make it easier by hitting our dates so they hit theirs.

How we charge
Three ways to work with BMG, depending on volume:
One-time projects
Cost-up itemized pricing. You enter the scope, the calculator builds your quote, BMG follows up to walk the site and confirm. $750 minimum job. No subscription required. No upsell.
Menu Tier subscription · $500/mo
For GCs running 12+ demo jobs a year of mixed scope. Member rates on every line item — pays back vs. one-off after the first dozen jobs. Subscriber Floor Rule: you never pay more than the equivalent one-off price, even if your menu items add up higher. Floor cap is automatic.
Universal Tier subscription · $1,000/mo
For high-volume GCs running 25+ jobs a year, especially with frequent rush requests. Smart Pricing — every job auto-bills at the lowest of three calculations (menu, $3.50/sqft, or one-off equivalent). $0 mobilization fee on every job, no rush fees, no access surcharges. If you do less than a dozen jobs a year, just hire us per job — don't subscribe.
Credentials & coverage
Certificate of insurance available on request — we send it directly to your GC, lender, or HOA so it doesn't slow you down.
How we operate
